PRE-LISTING INSPECTION

Pre-listing inspections, or seller's inspections, are rapidly becoming commonplace in real estate transactions. Traditionally, an inspection is not performed until an offer has been made. However, this method tends to put the buyer in the driver's seat. By being proactive, you, the seller, can seize the advantage and make your property more attractive to potential buyers by taking the inspection off their to-do list. It's a win-win!

Your builder will ask for a list of defects by the beginning of the 11th month. Schedule an inspection one month prior to allow you time to complete the necessary forms. Once you obtain a thorough inspection, use it to create a list of items that will most likely be repaired by your builder at no cost to you! Even radon mitigation could be subsidized by your builder.
